By Anonymous Blue Ridge Shadows is a total project that has been more than three years in the planning, zoning and approval phases. Today, we are ready to move forward with project construction. It is a total concept plan including an upscale residential development, a world-class championship eighteen-hole golf course and a commercial element that will include a 200-room full service resort style hotel. Each element of the project is supportive of the other and as a total will offer exceptional appeal to the potential homeowner as well as a golfing resort destination for the Northern Virginia and Washington Metropolitan area.
“We believe that we have one of the best sites available, perfectly suited for our project,” says Rick Magalis, principal, “It is a 315-acre tract originally used for agriculture that has every element of a fabulous development site.” Located in the hills to the north east of Front Royal, Virginia only a mile and a half off Interstate 66 along the north west side of Route 340/522 and seven miles south of Interstate 81. The property is just a little more than one hour drive from the Washington, DC area. A rolling tract with magnificent views of the majestic Blue Ridge Mountains in the heart of historical Civil War Country, the property offers easy access to the surrounding battle sites as well as the Skyline Drive and Blue Ridge National Park. A year round pristine stream, Crooked Run, meanders through the property from northeast to the southwest.
Blue Ridge Shadows has received zoning approval for 135 single-family detached homes and 64 single family attached homes that will be located on aproximately135 acres. “We intend that these homes will be upscale with the detached units starting around $375,000”, says Magalis. Most detached units will be located on half-acre lots. The attached units will consist of executive style villas specifically designed to appeal to the retired or soon to retire buyer. The detached units will range from single story units of around 2,900 sq. ft. to two story units of around 3,500 sq. ft. Most homes will have exquisite views of the surrounding Blue Ridge Mountains as well as the beauty of the championship golf course with its lakes and stream.
The centerpiece for Blue Ridge Shadows will be the world-class championship eighteen-hole golf course occupying 165 acres and playing 7,275 yards from the championship tees. “The front 9-holes takes you on a journey through open pastures and thick hardwood forest, where some of the highest elevations on the property occur. Then the back 9-holes are almost entirely in the stream valley offering a dramatic combination of ponds and stream crossings that will challenge all caliber of players. The facility will also include a full-length practice area, putting and chipping greens, with a cozy Clubhouse and parking to complete the center core area”, states Tom Clark, senior architect.
The beginning golfer will enjoy and remember this course while the low handicapper will find it a real challenge. As verified in PKF Consulting's feasibility study, Blue Ridge Shadows will fill a golfing void in our region. Designed by the prestigious architects at Ault, Clark & Associates with more than 40 years and 100 regional courses to their credit, Blue Ridge Shadows will be an upscale semiprivate course. “The course will have to be outstanding from design, construction, and maintenance standpoints”. “There are a number of quality courses in the immediate area, so we expect to create the ‘flagship’, which will make Front Royal a golf destination for not only the Washington area, but also the entire Route 81 corridor”, says Clark. PKF Consulting’s study assessed a local shortage of 180,000 rounds which will be made available here through memberships and daily fee play. Golfing memberships are offered with a modest initiation fee starting at $15,000. The membership structure is all encompassing including Junior Memberships for a $5,000 initiation fee and Social Memberships ranging from $3,000 to $4,000.
Membership service is top-notch at Blue Ridge Shadows. The membership office has been opened to accommodate the strong desire in the area for early information on purchasing memberships. “Our Membership Director has been very busy preparing a Membership Information Package that includes thorough information about the course as well as membership applications. Additionally, she has developed our web site, www.blueridgeshadows.com that includes a section where potential members are able to download applications along with information on the development”, states Magalis.
Blue Ridge Shadows will appeal to the corporate golfer as well, offering a perfect location for the off site business meeting. With the onsite full service hotel with conferencing facilities, Blue Ridge Shadows will offer special appeal to the business sector. Additionally, Blue Ridge Shadows will serve as a recreation destination for the golfer looking for a weekend outing that will fit the budget.
The final element of the project is a full service 200-room hotel and conference center that will serve as the nucleus of the 17-acre commercial tract. This tract will eventually include a family style restaurant, an upscale convenience store, retail shopping, a bank site, office spaces for a law firm and a possible medical clinic. PKF Consulting’s feasibility study verified the assessment of a real need for such a facility in the 66/81 Corridor. In addition to offering a place to stay for the travelers on these major routs, the hotel will provide a resort destination for Northern Virginia and the Washington Metropolitan Area. “ From the beginning we have considered our project to be very similar to the exclusive development and resort known as Lansdowne located on Route 7 near Leesburg, Virginia. We believe that we will provide a similar location that will offer an affordable alternative to those who seek the serenity of our rural location as well as amenities equal to those found at Lansdowne”, says Magalis.
Filling the gap for golfers in the Northern Virginia area, Blue Ridge Shadows is in the process of growing with memberships. With the expected opening time of spring 2005, future members have the opportunity to join before any price explosion with memberships. They also have the rare opportunity to watch their future golf course grow in and mature.
